If you are buying brand new property with a zip in Toronto, odds are that you are about to invest in a condominium. Statistics show that condos are not only the most popular new things to build in our big city, they are also the most popular homes to buy. If you are coming from Acton real estate, you might be surprised at just how central the concept of communal living is to life in Toronto.

With that concept, however, comes certain restrictions. Many a Kingston Ontario realtor can tell you that purchasing a condo, no matter how nice it is, may mean you have to put up with some restrictions which would not apply to a person who owned a single detached dwelling. Just what kinds of restrictions can you expect? It depends on the condo development, and the condo association (in conjunction with you and your neighbours) but here are a few common ones.

Parking

No matter where you buy a condo unit or how modern it is, we can guarantee you will have to be careful about where you park. A person who purchases a detached home for sale in Mississauga can park anywhere on the property she wants. Driveway, front yard, street side are all acceptable.

Not so for the condo owner. Remember, there are a lot of people living in your vertical development, and most of them have cars. That means a significant portion of the land owned by the condo company has been dedicated to parking. Unit owners have to use only their designated spots, and visitors the guest parking. Two parking spots for unit owners is considered a luxury.

Use of Common Amenities

Most condo developments have common areas, or amenities which can be used by everyone. This might be an area for kids to play, a swimming pool, exercise facility, and so on.

You will find all the amenities included in certain condos in their real estate listings for Markham or wherever they are located. What you may not see are the rules which apply to the different areas. Some are not to be used during certain times of the day or night, some have other more restrictive rules.

Outside Decorations

Do you like to put signs up on your door, a mat out front, or hangings on your balcony railing? You might not be able to do so if the condo you bought on Oshawa Ontario real estate includes the usual restrictions about outside decor. Again, take a look at the fine print before you buy!
